Numbers 1- 4 Orchard View are converted farm buildings at Little Bowsers Farm. Set in a rural location 2 miles from Little Walden and Hadstock, Essex.

Little Bowsers Farm is a 30 acre working organic farm producing free range organic eggs. 12 acres of organic top fruit - apples, pears, plums and cherries. The orchard planting commenced 3 years ago. Also an acre of organic 'Florence' strawberries. Children are welcome, but please remember we are a working farm and they must be supervised.

Linen and towels are provided in all accommodation. Laundry facilities are available, washing machine, dryer, iron and ironing board. All units have a telephone for incoming calls. No pets allowed.

<h4>Things to do</h4>

There is an extensive network of footpaths right on your doorstep so whether you are feeling energetic or just in the mood for a short country stroll Orchard View is the perfect base. Some of the many other activities include Linton Zoo, Duxford Air Museum or the Newmarket races.]]>

The cottages are in an elevated quiet position on a working farm, overlooking stunning countryside, with a short walk to the village pub, garage, shop and post office. Situated close to the old market town of Saffron Walden (3 miles), Cambridge (12 miles) and Stansted Airport a 40 minute car ride, with easy access to London King's Cross via a 50 minute fast train from Cambridge or to Liverpool Street Station from Audley End.

      <![CDATA[We like to make renting your home as relaxed and easy as possible. We will explain each step of the process to you and are always very happy to answer any questions.

<h3>Legal Implications</h3>

You will be signing a contract for an initial period of six months. This will usually be a six month <a href="http://www.direct.gov.uk/en/HomeAndCommunity/BuyingAndSellingYourHome/RentingAHome/DG_4001366">Assured Shorthold Tenancy Agreement</a>, which can only be broken after the initial six month period on giving one month's written notice. In rare circumstances your Landlord will, by prior arrangement, agree to give a three month break, but usually only if you pay for the property until a new tenant can be found. Your Landlord has to give you two month's notice to quit if he wishes you to leave after the six month term. If you are in mutual agreement to continue with the tenancy after the initial six months the tenancy can continue on a monthly basis with no new contracts required.

<h3>Initial requirements</h3>

Before you commence the tenancy we will require;

	<li>An employer reference or other proof of income</li>
	<li>One month's rent in advance</li>
	<li>1¼ month's dilapidation deposit</li>
	<li>Minimum of £90 initial fees</li>

A dilapidation deposit is held for the period of the tenancy. This is to cover costs in the event of excess wear and tear or cleaning that may be required after you leave the property. We will compile a full inventory before you go into the property and as ARLA Registered Agents we believe that any deductions for damage or dilapidations will be very fair.]]>

	<li>We visit the property shortly after commencement of the tenancy, and thereafter three monthly, providing you with a written report.</li>
	<li>We organise any repairs/improvements your property requires, we will contact you prior to starting work and supply quotes where necessary.</li>
	<li>We will give the relevant notices to your tenants when you require the property back.</li>

Since 1989 we have completed over 4,000 tenancies and grown to manage over 250 properties. Although we service well over 60% of Managed Lettings in and around Saffron Walden, we take pride in the fact that we provide not only an efficient and effective service but that we have remained in touch with our Clients' needs.

We have a wealth of experience in the seven people who staff the office Monday to Friday 9am to 5.30pm and on a Saturday from 9am until 4:00pm. We can also arrange to assist you at other reasonable times if you are unable to visit us during our office hours.

fdpm has full <a href="http://www.arla.co.uk/">ARLA </a>bonding which gives you the full security of this established regulatory organisation.
