The standard Tenancy Agreement is an Assured Shorthold Tenancy Agreement. We usually advise setting it up for a period of six months initially, and then if the tenancy is to continue beyond this date it can do so on a monthly periodic basis with no new contracts required. A landlord is expected to give two months written notice and a tenant one.

The tenancy can continue beyond the six months without further paperwork until one side or the other give notice to quit. A landlord is expected to give two months written notice and a tenant one.

Other Legal Requirements

  • If the property is mortgaged the relevant Building Society or Bank must consent to it being let.
  • Insurance Companies must be notified that the property is to be let.
  • All gas appliances must have an annual service and a certificate must be produced from a Corgi Registered Dealer for each appliance.
  • All electrical work must be carried out by a competent and suitably-qualified person and, in some cases, have the appropriate certificate issued.
  • Furniture must comply with the Furniture and Furnishings (Fire) (Safety Regulations) Act 1989.
