We are happy to advise you on the type of property that suits the rental market best, and we can also help answer questions on whether a furnished or unfurnished property is most suitable, help you with the legal requirements, suggest any improvements that may be necessary to an existing property, help you to apply for exemption tax certificates, change over the utilities, advise on the positioning of smoke detectors, and a multitude of the other practical issues.

Introduction Only

  • Advice given on a rental price, any required alterations and any legal obligations that have to be considered.
  • We advertise your property.
  • Accompany tenants on all viewings.
  • We recommend a tenant and following your approval we apply for detailed references including a work reference, County Court Judgment check, and a landlord reference if applicable.
  • A detailed inventory is prepared of the condition and contents of the property.
  • We draw up tenancy documents and legal agreements.

You do the rest!

Full Management

  • We add your property to our website (with an average of 400 hits per day)
  • We advertise your property in the local newspapers.
  • We accompany tenants on all viewings.
  • Recommend a tenant and following your approval we apply for detailed references including a bank reference, work reference and County Court Judgment check.
  • We prepare a detailed inventory of the condition and contents of the property.
  • We draw up tenancy documents and legal agreements.
  • We read all meters, organise the transfer of utility services and Council Tax.
  • We assess the property for compliance with the requirements in respect of fire safety, electrical safety and gas installations and where necessary we have them inspected by an approved engineer, and obtain the appropriate certificates.
  • We collect the rent on your behalf and transfer the rent to your account within fourteen days on a monthly basis.
  • You will receive printed monthly accounts of this transaction.
  • If you are going to be living abroad we can advise you on the tax implications and if necessary we can arrange for a local Accountant to act for you.
  • We visit the property shortly after commencement of the tenancy, and thereafter three monthly, providing you with a written report.
  • We organise any repairs/improvements your property requires, we will contact you prior to starting work and supply quotes where necessary.
  • We will give the relevant notices to your tenants when you require the property back.
  • Once the tenancy has ended we will carry out the final condition inspection of the property.
